Buying Property in the Region - Areas and Values

There is a wide range of property and prices in this area.

In the town centres of El Puerto de Santa María and Chiclana, you will mainly find streets of old townhouses or blocks of apartments. Some of the older properties have internal courtyards and most open directly onto the street. They may require extensive modernisation.

Living in the town centre is very convenient but British people may find it noisy – traffic is heavy and the Spanish like to communicate at the top of their voices! The suburbs tend to be more peaceful.

El Puerto de Santa María

Two or three kilometres to the west of El Puerto town centre, there are a number of residential and holiday districts all close to each other.

Puerto Sherry is the most picturesque. Located on a little bay near the Marina, most of the apartments have spectacular views across the bay of Cádiz. Puerto Sherry consists of a small cluster of apartments built to a somewhat whimsical design. They have character!

The most upmarket district is Vistahermosa, a sprawling area of established detached villas in large private gardens. It has a private golf, sports and beach club. El Águila is close by and has similar properties along with newer houses and apartments. Las Redes and El Ancla are within walking distance of the beach and properties here are very popular as holiday residences. Las Redes has a private swimming and tennis club with 3 pools and a restaurant in gardens that overlook the beach. There has been a great deal of building here in recent years, mostly communal developments clustered around gardens, pool and/ or tennis courts. But supply does not seem to meet the demand and prices are high. This area of El Puerto and also, the purpose built golfing resort of Costa Ballena further along the coast, are favoured by Spanish people from Madrid, Sevilla and the north of Spain and prices reflect this demand. On the outskirts of the western side of El Puerto are the districts of El Manantial and Fuenterrabía. They are close to the beach but prices are a little lower here. To the east of El Puerto, in the direction of Cádiz, is the resort of Valdelagrana. Accommodation here consists mainly of apartment blocks. It has a nice seafront promenade lined with shops and restaurants. Valdelagrana is not as upmarket as the west side of El Puerto, therefore prices are lower.

Chiclana

Chiclana has traditionally been less popular than El Puerto as a holiday area. It is 6kms inland and has two beach resorts, La Barrosa and Novo Sancti Petri. In recent years, however, the tourist industry has flourished. There is growing interest amongst Northern Europeans who wish to avoid the more developed costas of Spain and purchase in a more traditional area. As a result, there has been a lot of new building and Chiclana and its two coastal resorts are more or less linked by new developments Prices are rising fast as demand increases. There are also new developments on the outskirts of the town. As a general rule, prices are higher the closer you are to the beach resorts.

La Barrosa has 8 kms of fine, sandy beach which has been awarded the European Blue Flag. There is a short seafront promenade with cafes and restaurants. The main street runs just behind the sea front and has the usual range of shops and services. There are apartments, townhouses and villas.

Novo Sancti Petri is quite select as it has its own golf course and riding school. Properties here may be small communal developments of townhouses or apartments or private villas.

We have properties for sale in a number of districts. Their location is summarized below :

Los Gallos is a residential area, which is located halfway between Chiclana town centre and La Barrosa on the coast - some 5 mins drive each way. There is a commercial centre, supermarket restaurants and bars.

Marquesado is inland of Chiclana in a quiet semi-rural location. It is 5 minutes from Chiclana town centre and within easy reach of the Jeréz – Tarifa highway.

Pago del Humo is inland of Chiclana in a semi-rural setting. It is 5 minutes from Chiclana town centre.

Pago Melilla is inland from Novo Sancti Petri, and is close to the golf course. The area is characterised by pine woods.

Venta Lopez is in the Pago Melilla area. The properties here are largely detached villas.

Rana Verde is between Chiclana town centre and the coast. It is a quiet area characterised by detached villas in the main.

Vejer de la Frontera

Vejer is a typical Andalucian hilltop town, located roughly half-way between Cádiz and Tarifa. It stands 200m above the surrounding countryside and its whitewashed houses and winding, cobbled streets are full of character. It is a historic town with a castle, medieval walls, an old minaret and many churches. The coast is about 10 kms away and there are several excellent beaches to choose from in the area. Vejer is also within easy visiting distance of natural parks such as Los Alcornocales and Grazalema. Properties are available in the town itself and in small villages such as La Muela and La Oliva in the locality.

La Muela is a hilltop village in the hills behind Vejer . There are views across to Vejer , down to the coast and inland towards Medina Sidonia.

This region is well provided from the point of view of communications, retail outlets, leisure activities and public services. This is important when furnishing or renovating a property for holiday use and for those who are considering moving to the area.
